* Co-Tenancy. Prefer book stores, coffee shops, grocery stores, video rental, gift shops, bakeries, banking, theaters, medical facilities, educational facilities, community centers, and other high-quality restaurants.

Unpreferrable tenants include low-volume retail and businesses that close on the evenings and weekends.

Employment

10,000 or more workers within 1-mile radius. Site must be in a recognized commercial area that currently services this employment base.

Access

Site permits easy vehicular or pedestrian access from employment base.

Population

12,000 or more within 1-mile radius. 6,000 or more households within 1-mile radius. Households with children exceeds 15% within 1-mile radius.

Education

At least 70% of population in 1-mile radius has some college education or above.

Age

Average age within 1-mile radius 55 and younger.

Term

5-year base term with three 5-year options. Rent Escalations 10% increase every 5 years.

CAM

Management and administrative fees shall not exceed 7% of total annual CAM charges.

Landlord TI's

$25 to $60 per square foot depending upon condition.

Assignment

Tenant must have landlord's pre-approval to assign the lease.

Exclusive

Prohibit other restaurants that derive more than 10 percent of total gross sales from Mexican dishes.
